The Center of Urban and Regional Planning for Postgraduate Studies at the University of Baghdad discussed the master’s thesis entitled (Variation in prices of residential units for residential investment complexes in Baghdad), by the student Ali Ibrahim Obaid, and supervised by Professor Dr. Jamal Baqir Mutlaq.<\/span><\/h4>\n

The research aimed to study the variation in prices of residential investment units and their high prices that affected the purchase of these units, especially for those with medium and low incomes.<\/span><\/h4>\n

The student focused on the housing supply factor in addition to the locational advantages such as proximity to the transportation network that achieves the image of access and location in relation to city centers.<\/span><\/h4>\n

The research methodology was applied to the study sample (Bismaya Complex and Al-Ayady Residential Complex) under the assumption that there is a group of influential factors related to the locational advantages of the complex, in addition to the type of housing, its area, and the nature of the services provided to the residents of the complex.<\/span><\/h4>\n

To achieve the goal of the thesis, the variation in prices in the two complexes was studied, and the use of geographic information systems (GIS) and the application of spatial analysis of the locational advantages of the two complexes were used.<\/span>
\nThe results showed that the housing supply factors related to human factors, production factor, construction costs and labor in both complexes affected their prices and their increase in relation to their location close to the city center. The results showed that the prices of residential units in Al-Ayady residential complex are higher than those in Basmaya complex due to its proximity to the city, in addition to its location advantages and land value, in addition to the abundance of transportation network, activities, green spaces, etc.<\/span><\/h4>\n
